100K CLUB

With Cubao RDO releasing revised zonal values (ZVs), here's the updated list of every gated village whose zonal values have reached 100,000/sqm.

Highlights:

1. Green Meadows overtook Corinthian Gardens to become the most expensive village in RDO 40. This is surprising because I think Corinthian is more in demand by the rich. Moreover, the faultline passes through portions of Green Meadows.

2. Sta. Lucia's Acropolis Greens (apparently, the official name has the word "Greens" on it) joined the 100k club, surpassing its neighboring village, White Plains.

3. Meanwhile, White Plains has overtaken all Valle Verde Villages to rank 18th most expensive.

4. The zonal revision cycle for the country's top villages is now complete. ZVs of all gated villages in the list have been updated in the previous three years.

5. Based on the 3-year ZV revision schedule, we could expect ZVs for Makati RDOs to be updated in late 2024 to mid-2025.

6. I expect the ZVs of most Makati villages (green bars in the image) to be substantially higher than their Pasig and QC counterparts. In the grand scheme of things, Makati is still the country's top CBD, and its villages should also be among the top.
