In the 90s, the only way to access Poblacion if you were northbound on EDSA was through Ayala Avenue and Guadalupe Bridge (exit to JP Rizal).
Understanding this predicament, Rockwell Land spent P210 Mn of its own money to build the EDSA-Estrella flyover. Adjusted for inflation, this amount would be equivalent to P474 Mn today.
This ingenious move has significantly helped make Rockwell Center what it is today. Though found on the fringes of Makati City, properties in Rockwell Center are currently valued at par with prices of prime buildings in Makati CBD.
