JPRE: As brokers, how do we avoid this situation? How do we flag these unscrupulous individuals?
One way I've thought of is, limiting tenants to only those duly employed by legit companies. Possibly, require tenants to submit a certificate of employment?
When brokers/owners ask for these (additional) requirements, most prospective tenants go ballistic. They would simply find another unit whose broker/owner wouldn't require one.
Thus, my suggestion would be for building administrations to be the ones to require these documents. Prospective tenants would respect these requirements if they came from a "higher authority." If they like the condo complex, they must comply with its rules.
