A/C Maintenance

Fellow broker, @anton_gaskell , gave me excellent and straightforward advice on ensuring the tenant of a rental unit has the AC serviced periodically.


He advises collecting the quarterly service fee from the tenant upon the signing of the contract and scheduling the cleaning at the onset. This shall help ensure the AC doesn't clog up and avoid problems of flooring damage (due to leaks) later on.


To add, it's advisable to have the service provider flush the drain and perform general cleaning (complete pull down) of AC units periodically. The frequency depends on the AC use, but general cleaning should be done–ideally–once a year.
