Best. Deal. Ever.

In the seven years, I've been a broker, the best RE deal I've seen was for a 174sqm 2-bedroom condo unit in a (mid-class) building in a major business district. The unit was sold for only...drum roll, please...


Php14 Mn or approximately Php71,408/sqm (net of parking slot)! This was a 60% discount from the zonal value.


Here's what you're probably thinking:


1. Wow, why did the owner sell so low???

The owner was–obviously–wealthy and just wanted to get a decent profit. He bought the unit during the pre-selling stage, and at Php14 Mn, he had already booked some profit.


2. That's impossible! You must be pulling my leg, Juan!

Nope, I'm not. I PERSONALLY witnessed the transaction.


3. There must be a catch!

There isn't! In fact, the unit is currently back in the market for double the price after being renovated.


4. The next time you see this kind of deal, be sure to let me know!

These unicorn deals rarely pop up, and I'm not expecting anything similar–ever.
