Here's a report on the LRA's new program allowing people to procure certified copies (CC) of property titles online and have them delivered to their doorstep.
Summary: I ordered two copies of the title and received them within four business days. The extra fees charged are minimal and significantly less than if you head to the RD and request it yourself.
All in all, kudos to the @lraphilippines.official for implementing this new service! 🫡🫡🫡
Process:
+ The website is slow and requires an OTP to be sent to your email and mobile each time you log in.
+ The website needs improvement. Sometimes, it takes forever to receive the OTP (this part is irritating). Sometimes, after entering the OTP, the website ends up with an error requiring users to complete the whole log-in process from square one.
+ You'll need the following:
a. Which Registry of Deeds covers the property. Some RDs have the word "City" before them so that they would be under "C" in the list (e.g., City of Marikina)
b. Title Type (OCT, CCT, or TCT)
c. Title Number. Take note that if it's a digital title, you have to omit the first three digits and the dash (see image above).
+ No authorization was required. The documents, however, requires to be received by the same person who ordered it.
+ There's a 1.5% transaction fee for credit card payments: Landbank, Php7; GCash/Maya, Php8. Note that after submitting the info above, the website doesn't automatically bring you to the payment page. You have to click "Make Payment."
+ Once paid, you'll get an Acknowledgment Receipt for the payment via email and SMS.
+ After paying, the system would simply tag the request as "paid" or "in-process." It doesn't state if the CCs are on their way or when they'll be sent. You just have to trust LRA that they will.
