Certificate of Non-Tenancy

Authorities have begun knocking on condo admins in a major CBD to check whether the units are leased. Thus, condo admins in this city are now refusing to issue a "Certificate of Non-Tenancy."

We've experienced difficulty in securing this document for some transactions in the past month (different buildings/developers).

For those unfamiliar, this certificate states that the unit has never been leased out and is required for the transfer of title. This is a way authorities determine whether a property is used for business (i.e., "Ordinary Asset").

Has anybody experienced this as well? Please send me an email: juan@jpatag.com .
