Contact Identifier

This post is for brokers.

When organizing your phonebook, it's best to put an identifier before the name to identify contacts as to whether they're clients or brokers. This is similar to how we have identifiers for doctors or lawyers (e.g., "Dr." and "Atty.").

For example, I use "BR". So, if brokers would be listed as "BR Juan Patag" in my phonebook. Take note: you have to put the identifier at the beginning of the name.

Doing this is EXTREMELY tedious. But the sooner you can do this, the more efficient you'll be as a broker.

Why is this important?

1. When someone inquires about your listing, it would be helpful to know whether or not the person inquiring is a buyer/tenant or a broker. Knowing who these people are would help brokers know who to prioritize (i.e., clients).

2. A usual problem for new brokers would be to collect direct listings. One way to solve this would be to co-market your colleagues' listings (cherrypicking the good deals). Thus, it would be helpful to know who among your contacts are brokers and who aren't. (We don't want to send non-direct listings to other brokers because we don't do one-away deals.) You want to forward these listings to your direct clients/contacts/network.

3. This is also extremely helpful when you want to share your direct listings with your list of go-to brokers. In WhatsApp, you can quickly create a broadcast list of brokers by selecting all the names that have your identifier.

Do you want to push this practice a step further?

a. Create a VVIP list of your repeat clients by using a new identifier like "VVIP." This is also helpful when you wish to distinguish contacts who can afford big-ticket listings.

b. Create another identifier contacts who are actively your current clients (those who have listed with you/done deals with) to distinguish them from non-RE contacts. I use "CL".

c. Separate foreign clients from Filipinos because why would you send house and lot listings to foreigners when they can't own land? I use "FCL" for foreigners (vs. "LCL" for locals).

d. Have clients who requested not to include them in your blasts? Put "XXX" before their name.
