Out of curiosity, why are co-shared condos for upper-mid/high-end classes rare? In other cultures, it's pretty standard.
For example, in the TV show "Friends," Joey and Chandler (Monica and Rachelle) share an apartment, each contributing their share of the rent. In an exchange program in Switzerland, I lived in a flat shared with three other students. The rent was divided amongst us.
Is it a question of having an unruly flatmate? Then get a house help to tidy the place and impute the cost on the rent.
Is it because owners fear that once a room is vacated, they would effectively subsidize the cost of the vacancy? Well, if the whole unit is vacant, he's subsidizing the entire thing.
Is it because finding a tenant for a co-shared space is challenging? I imagine numerous tenants would wish to upgrade from a studio/one-bedroom to a two-bedroom unit.
Let's do the math. A 100 sqm unit is being leased out for 75,000/mo. The master bedroom is 25 sqm, while the second is 15 sqm. The one who gets the master bedroom pays 60% (45,000), while the other pays 40% (30,000). These amounts are equivalent to a one-bedroom and a studio unit. However, in this example, both tenants can enjoy 60 sqm of additional space.
I dunno; just throwing out ideas to solve the RE glut. 🙃
