You may want to remind your agents not to "promise" or "guarantee" capital appreciation.

The photo above was forwarded to me by a client. Although it says "Projected Income," the ad is borderline guaranteeing a Php6 Mn easy profit. The BSP would have flagged this advertisement if this happened in the financial world.

P.S. The more I see these ads, the more worried I become about RE prices crashing. This is what caused the US Subprime Mortgage crisis.

P.P.S. The RE sector seriously needs more policing.
