I typed the wrong Title Number in the Deed of Absolute Sale (DOAS)...The document has been notarized, and the CAR has been issued. ☠️ So, what happens now?
For someone who holds such high standards, I can't accept that I made such a mistake...on one of the most important documents.
It was the officer from the Registry of Deeds (RD) who flagged it. The BIR didn't.
Anyway, I've learned that it isn't a career-ending mistake, and it's quite simple to correct. Here's how.
Step 1: Prepare an "Affidavit of Correction" for the Notary Public to sign. Note that the document would state the lawyer's name, not the broker's.
i.e., "I, [lawyer's name and address], after having been duly sworn in accordance with the law..."
Step 2: Bring back the DOAS with the typo to the Notary Public and explain the predicament.
Step 3: The Notary will apply correction tape to the typo, write the correct information, sign the correction, and apply their dry seal to it.
Step 4: Have the Notary sign the Affidavit of Correction and notarize it.
Step 5: Bring back the documents to the RD.
Problem solved. 😮💨😮💨😮💨
(Upon review, the BIR CAR has the correct title number.)
Lessons:
1. Create a checklist of essential details for a second pair of eyes to check.
2. Be kinder to yourself and the people you work with. Everyone makes mistakes. What's more important is knowing how to rectify them.
3. When choosing a notary public, choose one whom you could easily get in touch with.
