Foreign Tenants: No Papers, No Lease

We've received word that certain building admins are now reviewing foreign tenants' legality for being in the country. Should they fail to produce any, the Admin will kick them out.


Building Admins are doing this even for existing tenants. They ask for documents such as their Alien Certificate of Registration or a visa. Should tenants fail to produce these documents, the Admin wouldn't have a choice but to force the owner to cancel the lease and prohibit the tenant from entering the premises.


So...


1. Make sure your lease contracts have provisions to abide by Philippine Law (e.g., the need to have a visa to be here in the PH legally) as well as the rules of the condo corporation.


2. Have a provision delineating the process for pre-termination due to number 1 above (e.g., is the owner obliged to keep the rest of the advance rent, if any?).


3. Ask for these documents before you sign a lease contract to prevent headaches down the road.
