When an appliance stops working, here's what typically happens:


1.⁠ ⁠The tenant reports the issue.

2.⁠ ⁠The broker contacts the service center.

3.⁠ ⁠The service center requests the model number.

4.⁠ ⁠The broker asks the tenant to take a photo of the model number.

5.⁠ ⁠The tenant takes the photo and sends it within 1-3 days.


A significant delay in getting the appliance repaired often stems from a simple question: "What's the model number?"


You might think asking the tenant to take a photo of the model number should be quick and easy. However, the reality is often quite different. Sometimes, it's challenging to take the photo (e.g., needing a ladder to reach the A/C's model number), or the tenant may not be frequently at the property.


A simple solution is to take photos of the model numbers before the tenant moves in. This can be done during the property inventory process.
