Here are the highlights of the Paranque 2023 Zonal Revision.
Subdivisions
+ In a surprising turn of events, Marina Subdivision (East and West) jumped from the 19th most expensive village to the 4th!
+ Home values in Marina soared 15% ANNUALLY between the 2018 revision and this year's.
+ Marina is now considered more expensive than Urdaneta, San Lorenzo, and Ayala Alabang villages (even with Muntinlupa's upcoming ZV revision).
+ It would be interesting to see how McKinley Village/West would perform in Taguig's upcoming zonal revision. [The hearing is done, and ZVs are set to be released soon.]
+ Interestingly, another favorite–Merville Park Subdivision–continues to be valued modestly at 64,000.
Condos
+ Four Megaworld condos joined the 300K club, as the BIR provided values of between 322,000 and 380,000.
+ Coastal Luxury Residences, a Top Coastal Bay Realty Corp. project, also joined the club. [Not much info online about who's behind this developer.]
+ In Taguig's upcoming ZV revision, we'll see how BGC's bets (The Suites of Ayala Land Premier and Horizon Homes and Aurelia by Shang Properties) would perform against their peers.
