Pasay + Muntinlupa Zonal

Revised zonal values (ZV) for Pasay have been released. Meanwhile, ZV for Muntinlupa is scheduled to be released this September.

With the pending third leg of TRAIN (i.e., Comprehensive Tax Reform Program), the BIR has been revising ZVs more frequently. ZVs for Pasay were last revised in 2018, while Muntinlupa ZVs were last revised in 2019. By law, ZVs are supposed to be updated every three years.

As explained in previous posts, ZV revisions have an upward influence on asking prices. It will depend on the buyers if they accept these new prices.

The ZVs for Pasay are available on the BIR's website. The BIR has yet to release the ZVs for Muntinlupa.

If you know which publication the BIR will publish the ZVs for Muntinlupa, please let me know. :-)
