Prime Villages on Fault

Interestingly, some prime villages in QC/Pasig are located along the West Valley Fault. These villages include Loyola Grand Villas, Blue Ridge, White Plains, Acropolis Greens, Green Meadows, and some Valle Verde Villages.





How does this affect RE?


Philvocs recommends avoiding construction within five meters on each side of a fault trace (five meters is approximately the length of a Toyota Fortuner). These areas are called "Buffer Zones."


This is because surface rupture (or the splitting of the ground) shall happen on this line. Most buyers know of this and simply avoid purchasing properties along streets where the fault passes.


PhilVocs suggests using Buffer Zones for low-use activities such as green space, playing fields, gardens, and parking lots.


However, if you check PhilVocs map closely, many houses sit right on top of the fault.


Would buyers still be willing to purchase these properties? And if so, how much discount would buyers demand from the market price?
