Rockwell Land is one of the country’s top real estate developers. The Lopez family incorporated the company as First Philippine Realty and Development Corporation in 1975 and later changed it to Rockwell Land Corporation (ROCK), after James Chapman Rockwell–Manila Electric Company’s first president.
In 1995, ROCK unveiled its plans to develop what used to be a thermal powerplant in Makati into a residential/commercial district: Rockwell Center. To help access the estate, ROCK spent Php210 Mn to build the Estrella Flyover, linking EDSA to Estrella Street.
Between 2000 and 2001, ROCK completed the “West Block” batch of buildings: Hidalgo Tower (2000), Rizal Tower (2000), Power Plant Mall (2001), Luna Tower (2001), and Amorsolo Square (2001). The next batch of buildings called the “East Block,” was then turned over: Manansala Tower (2006), Joya Lofts and Towers (2009), One Rockwell (2010), and Edades Tower and Garden Villas (2014). In the past five years, ROCK completed its (supposedly) final batch of buildings: 8 Rockwell, The Proscenium (Kirov, Lincoln, Lorraine, Sakura Towers, One Proscenium), and Edades Suites. I say "supposedly" because recently, ROCK added Balmori Suites and another tower beside Edades to the list.
Today, Rockwell Center has remained to be a top choice among local and foreign buyers. My estimates show that average prices have risen between 5.0% and 6.2% in the past 20 years. With the recent zonal increase and the strength in demand, I expect prices in Rockwell Center to continue its upward trajectory in the next 3 years.
