San Juan Zonal Value Highlights:

+ Image 2, above, shows many more condos entering into the 100K/sqm territory.  + Those that exhibited double-digit compounded growth rates are all relatively new condos (except for Strata Suites). + Most of the values of these condos remain understated (i.e., Ortigas Land's Connor is valued at 149K/sqm today vs Developer's Price 232K/sqm in 2020).

+ This table shows which BIR Revenue District Offices (RDOs) are expected to revise zonal values based on the 3-year guideline. + RDOs in red font are due for the revision.  + RDOs for Paranaque, Taguig, and Muntinlupa have already conducted their public hearing, and zonal revisions are expected in the next 3-6 months. + If you're selling a property in any of these areas (red font), I would suggest adding clauses to your contracts to determine who pays for what in the event that the sale is subjected to extra taxes.
