Here are the highlights of the new zonal valuations for South Quezon City.
+ The zonal value of Ayala Heights jumped 212%, increasing from P67,000/sqm to P209,000/sqm.
+ In the 2019 and older zonal, Ayala Heights was under two barangays: Pansol (more expensive) and Matandang Balara.
+ In the 2024 revision, Barangay Matandang Balara is no longer on RDO 39's list (?)
+ With the zonal revision, Ayala Heights now jumps to being the 8th most expensive village in Metro Manila based on zonal values.
+ Residential properties located along now commercial (semi-commercial) streets saw huge increases as well.
+ The increase in zonal values ranged from 45% to 170%.
+ Changes are depicted in the table above.
+ Values of "Scout" Streets (e.g., Scout Rallos) increased roughly by 82% from P55,000/sqm to P100,000/sqm.
+ We can expect the zonal values of other parts of Quezon City to be released in the coming months.
+ In the 2020 revision, the zonal for North QC was released two months after South QC (Cubao +7 months).
My main takeaway from this is that Quezon City is getting waaaaay too expensive. It's probably best for new home buyers to start moving searches to the South. Or to the East.
