Title Issuance Delay

It seems the Registry of Deeds is facing a similar predicament as the LTO.


We've received reports that the Registry of Deeds (RDs) has run out of "substrate" (specially marked paper) for new titles. So far, we've seen this shortage with the Pasig, Pasay, and Makati RDs.


Thus, expect delays with (new) title issuances. For now, the projection is a 1-month delay. It could take longer.


This is especially important for those who are purchasing properties via bank loans since LOGs (Letter of Guarantees) have deadlines (e.g., six months from its date). You may want to inform the bank officer about these delays so they may prepare for the extension of the loan approval.


Takeaway: Never say title transfers take only one month. The conservative period for title transfers–without these types of speed bumps–is three months.
