JPRE: The timeline depends on where the property is located. In smaller provincial cities with fewer transactions, it might be possible to complete the process in one month.
However, for a property in a busy city like Makati, the process typically takes longer. Here's a breakdown:
+ Obtaining the BIR Certificate Authorizing Registration (CAR) alone takes about one month—they usually give you a return date about that far out.
+ Completing the title transfer at the Registry of Deeds will take another month.
+ Finally, transferring the Tax Declaration takes around two weeks.
This adds up to approximately 2.5 months. To manage expectations, we also include a two-week buffer for any unforeseen delays—better to underpromise and overdeliver!
That said, in some cases, this 3-month timeline might be extended even further. 🤓
