High-end, two-bedroom units should have these three features to sell quickly.
1. Maid's Room. Buyers of two-bedroom units are usually starting families that have a toddler as a new member. These families likely have a nanny taking care of their kids while they're at work.
(I know, I know, it's not technically a "maid's room" but a "utility room." But since Filipino families commonly use that room as a helpers' quarters, it's safe to assume it's a maid's room. Because why else would developers have a separate bathroom for the utility room?)
2. Maid's Bathroom. I just learned that small-cut two-bedroom units (e.g., 80 sqm and below) don't necessarily have a maid's bathroom–even if there's a maid's room.
Call it discriminatory, but no matter how loyal the helper is, it just seems off for them to share a bathroom with their employers.
Actually, I lost three leads in the last four weeks when buyers discovered that the maid's room didn't have its own bathroom.
3. Parking. People who could afford high-end condo units would SURELY own cars–especially with Metro Manila traffic and poor public transport. Thus, two-bedroom units without parking move slower than ones that have parking. Even if you told buyers they could simply rent one, they would rather buy than go through the hassle of renting. This is likely because they wish to avoid reaching the point when there's nothing to rent and no place to park their car.
Don't get me wrong, units that don't have these three features can still sell. Though, they take longer. Much longer.
